Luxury villas in Tuscany: the most sought-after Region for investors
As of 2025, Tuscany reaffirms its position as the most desirable Italian region for luxury real estate buyers—particularly among international clientele. The region accounts for 32.8% of all properties in Italy listed for over one million euros.
According to data from Immobiliare.it Insights, in collaboration with LuxuryEstate.com, around 20% of all online searches for prestigious homes in Italy focus on Tuscany. It is followed by Lombardy (17%) and Lazio (11.5%).
Growing demand, faster sales
In 2024, the market showed a clear upward trend: demand for luxury real estate in Tuscany rose by 7–10%, with a noticeable acceleration in sales and a 20% reduction in time on market. This confirms Tuscany’s status as a dynamic and responsive real estate environment—one that continues to attract investors in 2025.
Great Estate, a leading national and international real estate network, also reported that in 2024, 11.1% of all negotiations involved properties priced between €1M and €2M, and 4.3% concerned exclusive homes valued above €2M.
2025 Outlook: continued growth in the Luxury segment
Gate-away.com, a portal dedicated to international buyers, also confirms the growth trend: in the first eight months of 2025, demand for properties priced between €1M and €3M has continued to increase. The average buyer request value now stands at €1.73 million, up 4.5% compared to 2024.
When it comes to buyer nationality, the largest group is from the United States (28.4%), followed by Germany (24.4%) and France (12.4%). The United Kingdom (5.7%) and Switzerland (4.3%) follow, with growing interest from Canada and Spain. Domestic buyers also make up a notable portion (14.3%), primarily from Northern Italy, often making inquiries while visiting Tuscany.
Tuscan Villas and Farmhouses: the dream property
What types of high-end properties are most in demand in Tuscany?
Leading the list are luxury villas (34%) and prestigious farmhouses (25%), with increasing attention also on elegant countryside homes and exclusive apartments.
Buyers are typically looking for move-in ready properties, already renovated and offering generous living spaces—over 120 square meters in 99% of cases—and at least four bedrooms. Comfort, modern amenities, and a setting immersed in Tuscany’s natural beauty are key priorities.
Most desirable properties: Florence Leads, Lunigiana on the rise
According to the Luxury Residential Market Observatory, Florence province dominates the Tuscan luxury market with 24.6% of total buyer interest, followed by Siena (20.3%) and Lucca (19.8%).
Among individual towns and cities, Florence city leads with 8.8%, followed by Lucca (6%), and the coastal gems of Pietrasanta and Camaiore. However, some emerging hotspots are drawing attention:
Montepulciano: +37.5% growth in interest
Argentario Coast: +18.1%
Lunigiana: +83% — a remarkable boom, representing a more discreet and authentic form of luxury, far from mainstream tourist routes.
